We understand that every property is unique and deserves to be marketed to its full potential. Our standard marketing package includes professional photography, 3D floor plans, listing on local web portals as well as our own state of the art website, social media exposure, For Sale board and distribution via our extensive mailing list. We are also able to offer drone aerial photographs and virtual tours.

We aim to make our fee structure as simple and transparent as possible - so you know exactly what you are paying for.
You will also be provided with a Letter of Instruction detailing costs.
Viewings & Feedback

Viewings & Feedback:
We provide a fully accompanied viewing service that includes out of hours & weekends. This flexibility ensures that no potential purchaser of your property is missed. Our honest & professional sales team have years of experience, enabling them to conduct viewings in the most professional of manners with the knowledge to answer any questions viewers may have.
After viewings we will also report back to you with any feedback from prospective purchasers, to keep you informed every step of the way.

Offers: After viewings have been carried out we will keep you fully informed of any offers made on your property, together with the bidders circumstances (e.g. Subject to a sale, First time buyers, Investor, Cash buyer or Subject to a Mortgage) enabling you to make a qualified decision of when to agree the sale of your property, and who to.
Sale Agreed, Surveys & Offers

Step 5:

Sale Agreed, Surveys & Offers: Once you have decided to accept an offer on your property we will contact the potential purchaser and ask them to provide us with a number of items. This includes identification and proof of address under money laundering laws, their lending institutions details (if subject to finance) and their acting solicitors details.
We will then construct a memorandum of sale and send this to both acting solicitors so they may begin to carry out appropriate searches and legal checks.
The majority of purchasers whether subject to mortgage or cash buyers will be advised to have a survey on your property carried out. The building surveyor will normally contact you directly to arrange access - or if the property is vacant and with your permission we will provide them with keys.
Exchange & Completion

Exchange & Completion:
When the survey has been completed, mortgage has been offered (if applicable) and solicitors on both sides are satisfied that everything is in order, contracts will be signed and exchanged by both parties and a mutually convenient date agreed for completion.
On exchange of contracts the purchaser is legally obligated to purchase your property and you are legally obligated to sell it at the agreed price. When completion day comes your solicitor will receive purchase monies from the purchaser's solicitor and congratulations - you have sold your property.
Your solicitor will then give us authority to release keys to the new owner.
