Tenants Guide

Tom Henry & Co: Tenants Guide:

Step 1: Complete and Return A Tenant Application Form:

We have a wide range of properties to rent which changes daily… so the chances are if we don’t have just what you are looking for we soon will. In order to be ahead of “the pack” when your ideal rental property does become available, we recommend you complete and return a tenant application form – we require one of these prior to viewing any rental property, so save some time and have it completed and registered with our office.

Register on our mailing list here or download an application form here.

Step 2: How to find your perfect rental home:

Our available rental properties change daily, so always keep a close eye on our website and/or register your property requirements here to be the first to hear about our newly added rental properties.
With detailed breakdowns, photo galleries and maps, you’ll have plenty of information to decide whether or not you want a viewing.

Step 3: Arrange a viewing:

Don’t wait! The best rental properties can be snapped up in hours, never mind days. It is advisable to have your application form completed and registered and to book a viewing as soon as a property catches your eye. Our dedicated rental team will do their utmost to accommodate you, even if it is out-of-office hours. All you have to do is call 02887726992 or Email Us.

Step 4: Paper work & the lease:

You’ve found a property you like, we’ve spoken to the landlord, and success – your application has been approved! Now it is time for you to gather your paper work & money together so we may construct a lease.
Normally we require a copy of your ID (Driving licence or passport), a document confirming your current address, a deposit (normally one months rent – although this can vary so always check) and one months rent in advance. If you are subject to housing benefit we can also help you complete the necessary forms.
We will then draft your lease taking into account any special conditions you or your landlord may wish to include in the tenancy. This is your chance to ensure that your specific needs are considered too, as well as familiarising yourself with the landlords requirements – so read it carefully!

Step 5: Move in day:

We will make an appointment for you to come to our office. Here we will take your deposit and months rent in advance and get you to sign tenancy deposit scheme paper work, your lease and a property condition report confirming the condition of the property when you take occupancy.
Then all that’s left to do is collect keys and get moved in!
