EPC - Energy Performance Certificates have been introduced by the government following an EU Directive to improve energy efficiency in buildings.
In Northern Ireland the certificate was phased in as follows:
| Residential Sales | 30 June 2008 |
| New Builds | 30 September 2008 |
| Residential Lettings | 31 December 2008 |
| Commercial Sales & Lettings | 31 December 2008 |
From these dates ALL properties require an EPC to be marketed, and failure to provide one is a fineable offence.
The certificate is broadly speaking similar to certificates found on many domestic appliances. Buildings are rated A - G with an A rating being very efficient, resulting in lower fuel bills.
All ratings are calculated using a standard software package developed in conjunction with the government. The ratings are based on efficiency only and do not take into account how a building is used by occupiers.
The certificate also shows environmental impact by indicating the CO2 emissions.
