EPC - Energy Performance Certificates have been introduced by the government following an EU Directive to improve energy efficiency in buildings.

In Northern Ireland the certificate was phased in as follows:

Residential Sales	30 June 2008
New Builds	30 September 2008
Residential Lettings	31 December 2008
Commercial Sales & Lettings	31 December 2008

From these dates ALL properties require an EPC to be marketed, and failure to provide one is a fineable offence.

The certificate is broadly speaking similar to certificates found on many domestic appliances. Buildings are rated A - G with an A rating being very efficient, resulting in lower fuel bills.

All ratings are calculated using a standard software package developed in conjunction with the government. The ratings are based on efficiency only and do not take into account how a building is used by occupiers.

The certificate also shows environmental impact by indicating the CO2 emissions.

The energy efficiency rating is a measure of the overall efficiency of a home. The higher the rating the more energy efficient the home is and the lower the fuel bills will be.

The environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (CO2) emissions. The higher the rating the less impact it has on the environment.
